How about this one:

A boy is suffering from a worse than normal asthma attack, when on the verge of death he is presented with a strange object that saves his life. He then begins to experience strange phenomina, including the appearence of a mysterious house. In order to save his family and friends he ventures off into 'the house', and becomes nothing more than 'the rightful heir'.

I hope I didn't give it away with the last part, but guess away.

Hehe I got it at 'asthma attack'. I suppose not many fantasy series begin with asthmatic protagonists receiving strange life saving objects. Mister Monday by Garth Nix.

In the ruins of what was once North America lies Panem. Panem is divided into 12 districts, each of which specialize in one certain area. For example, District 12 specializes in coal mining, another District specializes in Agriculture, another in Facrtory working, etc. There was once a 13th District but they disobeyed the Capitol, the most luxurious city in all of Panem that orders around the other Districts, in which the Capitol blew up that District.
At the age of twelve you begin, and have to, participate in these annual games, (which is televised and even school time is taken out to watch and is mandatory to watch) in which two representatives from each District are picked at random to take place in these games (that take place in an arena in the Capitol). (These games have a name but would give away the title). In these games, the representatives from each District fight to the death against 23 others, including the other representative from YOUR fellow District. There are no rules and it does not end until a winner is crowned. Within the first few seconds of the game, many are killed even as they rush to the center of the arena for useful and essential supplies located there. The Capitol tampers with the arena to make things 'interesting,' such as causing a storm in the arena, adding angry wasps, adding fire to lure out the participants if they see things as moving slowly, and even rolling boulders. The winner of the games wins riches and a lifetime supply of food, which hences the name. (Most Districts are poor.)
The protagonist is Katniss Everdeen, from District 12, whose younger sister, Primrose, was picked to be in the games, but she volunteered to take her place. She and Peeta, a boy whom she met only once or twice before, participate in the games.

Yes. That book was freaking AWEsome, I loved it! If you're interested, the sequel is supposed to be coming out in September ~ yayz

Let me try another one (To be honest, I am just too lazy to write with my own brain so I am copying & pasting this summary from elsewhere):

the answers are all in the summary. it's the Moonlight Bay Trilogy. you were referring to the first book, Fear Nothing.
