how does a manga get a long running anime series?

I've always been curious about this, most anime series are either 12-26 episodes long and they are almost always based on a manga that is still going yet it either doesn't follow the manga or just makes up its own ending. basically what does it take for a manga to get a long running anime series that goes on for over 100+ episodes like bleach, naruto, onepiece or reborn?

Yup, popularity. If it wasn't popular, I don't see a reason why whoever makes the anime would continue without anyone watching. o-o
