I would suggest you to make an online shop too, add it here search-me.info (very beautiful lising site, by the way), do your best and earn a lot of money!

I had an anime shop once. Here are some important tips that I learned that may help increase your chances of success.
1) For the store lease, be sure to have an exit clause in case you need to close up shop. Usually a penalty is involved but a penalty of say 6 month's rent is better than being stuck with paying the remainder of the lease's payments.

2) Be sure to factor in additional costs like property upkeep fees, maintenance, new signage and most of all insurance.

3) Don't be afraid to get help from friends and relatives. However, personally I recommend finding a business partner that will not be tied to any emotional baggage if you have disagreements with that person. So in that sense a friend or relative would make a poor choice as a major business partner. But friends can still help out with things like fixing loose ends, creative support and little things. If a friend helps out and it seems like you need to compensate them in some way then that starts getting into the area of possible legal troubles, it's best to try to avoid it. Remember a business partner is always a business partner and nothing else. But they are essential, don't try to do this alone.

4) Get everything in writing what you expect this business partner to accomplish for the business and the things that are outside his or her responsibilities.

5) In addition to a business partner, try to find a part owner for your business: Someone who would be willing to invest something up front in return for a cut in the form of part of the ownership of the business if it becomes successful. Many people who start businesses fail to realize the enormous asset you can be to certain interested parties. This is basically an alternative to a bank loan because a bank won't really be interested in the success of your business. A part owner can help advise you and give you a second opinion in how you're using your resources because they are looking at this from a success/failure point of view while you focus on the daily routine of customer satisfaction.

Remember... You are a niche store. You offer specialty stuff others don't sell. Variety is your friend. Many of your customers will be familiar with the internet so you need to offer something to keep them from looking in the store and buying online.
