Again not sure about rules where you live but at least here in the US if the tenant up and leaves, other then a civil law suit(which they can just file for bankruptcy as was in my case) you have no recourse. As well as laws called "Slum lord" laws make it so repairs to the "dwelling unit" are your problem if you are the property owner. I would have to know where your planning on doing such. But I would STRONGLY encourage you to read up on laws regarding rental properties. f it was truly a good money maker everyone would be doing as such. The people who do well as landlords are those who have many properties and can absorb a total loss now and then. Unless you have that kind of capital to play with(in which case you dont really need to work anyway) your gambling with more then your investment money. Not saying bad things will happen to you. But after my experience and meeting a few others who had similar occurrences.. I would say it happens more then often then one might think. your free to do as you like, however consider this fair warning it wont be all sunshine and rainbows.

Internships for geology start at $17 an hour and go to $25. After that you can make a $60k+ base salary, with jobs ending at around $180k a year.

Issue is geology is hard and you have to spend many years to get a degree to do so.

Courier industry or warehouse, starting wage at my company was 17.25/hour, get raises every 6 months, buddy of mine been there 3 years now making 25/hour, no education required, just need to be able to lift 70lbs boxes sometimes, easy job easy pay.

Hmm, we rented this apartment back in the U.S. back in 2004. We had to pay a deposits for the contract that lasts for a year, of course if you break the contract they get half the money. The rent was 900 dollars a month and at the end just before we leave, they did an inspection on all damages on the house and have it deducted out of the deposits, no offense. Getting tenants might not be the good idea, but you can try leasing the apartment, just a suggestion, no offense

Work for an university as an teaching assistant/instructor/lab technician. The work is super easy.

I'm a teaching assistant rn and make a decent amount. All I do is go around help students with their lab and most of time I'm marking at work lol.

There is a union worker at my job who gets paid over 20/hour to hang boxes on a carousel for 10 hours a day, 4 days a week. Granted it's night shift (6pm-4am)
